Demand for custom granny flats across Sydney’s Hawkesbury and Hills District has never been stronger. Ryan manages every granny flat build personally, from the first conversation through to handover. We handle all approvals, coordinate every trade, and deliver a finished product you and your tenants will be proud of for years to come.
We build granny flats across the Hawkesbury, Hills District, and wider Sydney basin.
What Drives Us
Bring us your architectural drawings or building designer plans and we will build your granny flat exactly as designed. We work from your brief, not a catalogue of fixed floor plans or standard packages.
We manage the full approvals process, whether that is a Complying Development Certificate (CDC) or a Development Application (DA) through your local council. You will know exactly what pathway applies to your property before we start.
A granny flat should be a home, not an afterthought. We build with quality materials and proper finishes. Kitchens, bathrooms, joinery and fixtures that reflect the standard of the main dwelling.
Keeping family close while giving everyone their own space. Whether it is ageing parents, adult children, or extended family, we build secondary dwellings that work for the way your family actually lives.
A properly built, well-finished granny flat attracts quality long-term tenants and strong rental returns. We build to a standard that holds its value and keeps maintenance costs low over time.
From certifiers through to trades coordination and final inspection, we manage every element of your granny flat build so you have one point of contact throughout.
How It works
Once you get in contact with our team we will ask you to complete an online form which helps us understand your project goals, budget, timeframe, inspiration and overall vision of your project. We organise a phone call – Ryan personally calls you to discuss your project in detail, answer questions, explore ideas and determine the best next steps for your renovation or build.and ensure it aligns with our expertise, values and service area so we can deliver the best possible experience and outcome.
We handle the paperwork From council approvals to engineering sign-offs, we manage the documentation process so you don’t have to. Tara coordinates all scheduling, compliance, and pre-build administration, keeping everything on track before a single nail is driven.
Ryan is on site, every step of the way. We’re not a company that quotes and disappears. Ryan is hands-on throughout the entire build, managing trades, maintaining quality standards, and keeping you updated at every stage. You’ll always know where your project is at.
We’re not done until you’re happy Final walkthrough, defects rectified, and a thorough handover. We don’t consider a job finished until every detail is right. And we’re still contactable after handover, because the relationships we build with clients matter as much as the homes we build for them.
Our Work

Just a small note of appreciation for the work you completed at our home. We have used a number of different tradesmen over the years and you have been by far the best tradesman we have dealt with. Your professionalism, workmanship and communication are second to none.
The project ran flawlessly, and with you being so meticulous with the quality of your work, the end results are amazing. We are extremely pleased with the results and have received numerous compliments.
We found it so much easier to work with a tradesman who kept us informed at every step along the way and completed the work upon the agreed timetable.
We would not think twice about using your services again in the future or recommending your work to our family and friends.
We were referred to Ryan through another tradesman who we knew was a perfectionist so we had every faith that Ryan and his team would be able to deliver the high standards of building and finishes we wanted.
Every step of the way we knew Ryan had our best interests at heart and he often went beyond our brief to ensure he delivered the highest possible quality.
Ryan was able to plan ahead, stay on budget and provide excellent service and advice at all times.
We have no hesitation in recommending Hannon Constructions – in fact we have done it already and would do it again!
We decided to run with a local builder Ryan Hannon from Hannon Constructions to do some renovations to our house. After speaking with Ryan and listing to his ideas and vision my wife and I could not be happier with the end result.
From start to finish nothing was a problem for Ryan and his team, we wanted a few changes along the way, and he went beyond what was required to make sure that the job was finished and completed to a very high standard.
To anyone thinking of contracting Hannon Constructions to Build, Renovate, Fix Up, Change, Alter anything we would recommend them with the utmost confidence that you will get a fantastic job from a very hard working and most importantly honest man who knows his trade extremely well.
We were that happy with the results, we have already contracted Ryan to start a second project at home for us.
Common Questions
In most residential zones in NSW, yes. Secondary dwellings are permitted under the State Environmental Planning Policy (Housing SEPP) in R1, R2, R3, R4, and R5 zones. Your property generally needs to be at least 450 square metres. We will assess your specific site in the first conversation and let you know exactly what applies to you.
A Complying Development Certificate (CDC) is a faster private certifier approval pathway available to granny flats that meet standard NSW requirements. A Development Application (DA) goes through your local council and is required where the CDC pathway does not apply. We manage whichever process is right for your property.
Under the Housing SEPP, secondary dwellings are generally capped at 60 to 70 square metres depending on your property and council requirements. We will advise you on the maximum size achievable for your specific site.
From first conversation to handover, most custom granny flat builds take between four and nine months depending on the approval pathway, design complexity, and site conditions. Ryan will give you a realistic timeline upfront.
Yes. NSW has no restrictions on renting a secondary dwelling to non-family members, making it one of the most flexible states in Australia for granny flat investment. A well-built, properly finished granny flat in the Hawkesbury or Hills District can generate strong rental returns.
